I built this condo brand new in 2004, and have used it as “home base” in metro Detroit since then. This property has never been rented. I'm the only person who has ever lived there, and only part time at that. There have never been any children or pets in the home. The condo has been maintained with a natural, organic approach, using no synthetic chemicals for cleaning, dish washing, laundry, etc. This is a completely non-smoking home; and even the candles are from natural, non-toxic sources. I use top-of-the-line air filtration, so there is virtually no dust. There is a water filter for the shower; a built-in power humidifier, a high-quality multi-speed furnace with air conditioning; and a number of options for drinking water filtration and/or whole house water filtration are available. Although the condo has always been kept meticulously clean, I just had the best “green” cleaning company in the area go over every square inch of the property, top to bottom, including cleaning inside the cupboards, inside the attached garage, the outdoor balcony, etc. Long story short: this is one clean home in every sense of the word. As you can see in the photos, this condo was professionally painted and decorated, and is full of upgrades, custom ordered furniture and nice artwork. Many of the furnishings were sourced by two prominent interior designers. And almost everything is in brand new condition.
I chose to build at this location partially because it's an upscale, all residential area, but still close to shopping, freeways and the airports. There were nice condos available elsewhere in Canton, but I didn't want to build between a drug store and a gas station (with the accompanying noise and traffic). I placed a deposit and waited for this specific building and unit to become available for "build out" because it was in the center of the complex (away from the main roads); on the courtyard side (not the street side); and it's the most sought after layout: the upper corner carriage house, with two full walls of windows, attached garage, and nobody living above (so it's nice and quiet). Overall, this is a healthy, peaceful and beautiful spot to call home, whether part-time or full-time.
From this location, both airports (Detroit Metro and Willow Run) can be reached in 15 to 20 minutes max. Ann Arbor is about 15 minutes, via highway or country road...and is where I would usually shop, dine, hike, etc. Plymouth, Northville and Ypsilanti are closer, 5 to 10 minutes. Most of the primary business areas are within an easy 10-25 minute commute, including Novi, Southfield, Livonia, Farmington Hills, and several more. Dearborn and downtown Detroit are probably 20-25 minutes. There are several full-size shopping areas as close as 3 minutes away. Multiple locations of Whole Foods and Trader Joe's are in the general area, as well as other quality grocery stores, farmers' markets, coffee shops, etc. And if the tenant is new to the area, I can usually offer suggestions and/or connections to the finest dining, drinking, wine, ice cream, shopping, clothiers, tailors, housekeeping, or any other necessity or diversion.
The above offer may extend to the arrangement and possible acquisition (at tenant cost) of any other luxury good or service that might be periodically needed. I have executive concierge privileges that offer some nice benefits. Examples include: reservations, tickets, holiday decorating service, specialized office furniture from Steelcase, Herman Miller, etc.; computers and A/V equipment, natural/organic products of all kinds...from mattresses to bedding, linens, etc.; a sunrise alarm clock/dawn simulator, full spectrum lighting, healthy ceramic cookware, coffee service from a basic espresso maker to a $3,000 fully automatic coffee center, a wine cooler (professionally stocked at tenant request), a relaxing aquarium, real cedar hangers for your fine clothes, hand carved and monogrammed if desired...and the list goes on.
Note that Comcast has always provided a very high-bandwidth Internet connection here (20-25 Mbps down and 4-5 Mbps up) for the “standard” 6Mbps price; performance levels go up from there. In the case of server, gaming, or other high-end computing needs, it looks like the capacity is here to expand.
Obviously, I will be looking for the right person or persons to care for my home. The primary benefit a landlord stands to receive from a tenant is money. Everything else - including time and expense for advertising, tenant applications and background checks, contracts, attorney and accounting fees, additional insurance expense, possible damage to furniture, walls, carpet, possible non-payment of rent, etc. - constitutes a current or future expenditure of time and resources for me. And the potential "negatives," if realized, nullify the attractiveness of the small rental income stream, or lump sum payment of rent. Like my ideal tenant, I want avoid any of the aforementioned “negatives,” and will take precautions to filter them out in advance, during the tenant selection process. On the positive side, this could be a perfect arrangement for both me and the right tenant, provided that we both follow through with our agreements. That's what I seek by placing this ad.
If you can promise, and contractually agree, to care for the home in a natural organic manner, ideally with no smoking or pets, be cautious not to damage anything, be a “good neighbor” in all senses, move in and out on time, communicate with me regarding any landlord-tenant needs, and make arrangements for prompt (or ideally up-front) payment of rent and security deposit, I would be interested in hearing from you, and possibly seeing an application. The condo is spotlessly clean now; so I'm not willing to schedule random, anonymous, in-person showings, unless I feel we have a "match." The correct tenant for this property will understand and appreciate my caution and selectivity. And I will offer that person a similar level of respect, professionalism and confidentiality, as we move forward.
If the right prospective tenant emerges, I would be willing to rent the condo furnished for up to eight months with immediate availability (a shorter term may be possible). I expect to be using this home again during the summer of 2011. If not, the lease may be available for extension at that time, and/or the condo may be offered for sale, lease-option, or some other arrangement.
Note that I can have the level of furnishings modified to meet the needs of almost any qualified tenant.
$1,600/month rent as furnished, with preference given to a tenant capable of making an up-front payment for the full term, whatever that may be; $2,400 security deposit on the home, with possible additional security deposit on furnishings, artwork, etc., depending on the particulars. Up front payment of rent and security deposit would lessen the need for extensive background, reference and credit checks...and would open up the possibility of a corporate rental.
The condo has...plenty...of storage, cabinet, closet and garage space. Includes washer and dryer, and finished oversize one car garage with door opener. Dishes, glass and stemware, flatware, coffee/espresso maker, linens, etc. are provided (or can be removed at tenant option). Curbside trash, recycling, snow removal, lawn and landscape care and summer use of swimming pool are all included. Tenant/Renter's insurance should be provided by tenant, unless otherwise agreed. All else can be discussed.
