They gave me the name of the paint and color code and I got two estimates. Now, remember this...these clients are relatively well off and price was not necessarily a concern to them. They just wanted it done before they moved in. Makes sense, right? Well...I could have easily gotten one estimate and looked no further. The price was $2200.00...seemed reasonable enough?! Furthermore, a 10% discount was offered if the house is vacant when being painted which dropped the price to $2000.00. My desire to serve my clients best interest made me decide to get another estimate anyway. I did...the next company gave me an estimate of $5300.00 and that was there discounted price provided I use their limited selection of paint from a vendor I never even heard of. They touted their link to the BBB (Better Business Bureau) and 2004 customer Service Award, etc. But their price touted them right out the door. These type of loans, like anything else can be a wonderful tool when truly understood and used correctly. In the early years of this loan format many seniors got taken for a ride and lost lots of moeny in the end result. In an effort to help, the FHA, in recent years has attempted to head off unscrupulous lending practicing in reverse mortgages but still allows up to a 3% of mortgage amount for cost of mortgage which is outrageous and those 3 points do not include closing costs. In light of this congress is relooking at reverse mortgage lending practices and attemting, once again to reign in predatory lending practices. It seems as though, with the decrease in conventional lending, some mortgage lenders in seeking new ways to obtain revenue are cashing in on this fast growing segment. Actually it can be understood from different perspectives. Most of us think of a condominium as a single floor unit in a high rise building and a townhouse as 2, 3 or even 4 level attached house. It is true, generally speaking, that they are exactly that. More often than not you hear condo and townhouse being used interchangeably. All this is fine and of no real consequence other than that in using these terms interchangeably allows the one hearing that you live in a condo/townhouse is that you live in either a high rise or rowhouse, if you will. The consequence comes into play in the legal description of a Condominium and a Townhouse. Actually a townhouse can be a condomium by virtue of the way it is set up in a planned community. For example...If one purchases a townhouse and it is considered a Condominium in its legal description it generally means that the buyer is purchasing a home in which the Exterior is maintained and insured by a community Association and that insurance is only needed from the sheetrock in. The Community Association is then called a Condomium Association and carries a large blanket Insurance policy on the exteriors and common areas or grounds in the community. It is legally called a Condominium therefore. If the townhome is sold as Fee simple then the buyer is generally responsible for the exterior maintenance of the building and in some cases actually owns the land even though the other townhomes have right of passage in the common areas. In this case one would have to carry insurance on the entire building they own and half the party wall or walls that separate you from the townhome on either side of you if you are a middle unit. So what is one very large cause of this slowed market?...the MEDIA!   I unequivocally beleive that the largest creators of this current situation is the MEDIA. It is the Media who have caused the Housing slow down for buyers who have decent credit... and substantially so. Mortgages are still available at good rates so it cannot be the difference of 1 point that could cause such a slowdown. The media hype has instilled into the consciousness of buyers this fear that is absolutely not substantiated by the facts. Sellers, Buyers and We as Real Estate professionals are the ones who get hurt  because of this fear that the media instills. The snowball effect is beyond beleif...Sellers scurry to get their homes to market for fear that they will not get the price that the neighbors sold for several months ago thus begins the process of a neighborhood having more and more for sale signs popping up... then nervous buyers (who are absorbed into the media hype of climbing interest rates and homeowners going under ) who may be looking to buy are biting their nails as they drive through a neighborhood and see many for sale signs. Of course, the next question is "why so many homes for sale in this community", which makes them feel less inclined to consider a home in that neighborhood because they think that there must be a problem here in that given community. Do you see how the media creates this snowball effect and how, not only the consumer who could buy at slightly lower or similar prices as a year ago at relatively decent interest rates may miss an opportunity while interest rates remain at current levels. It is  a truly unfortunate and "devoid of truth" this Media scare... driven by medias ability to create fear in the marketplace...they pound every issue to death and keep us all crazied. Of course it is obvious that there has been som very greedy sellers in some areas of the country and a corrections do ensue, but in the large majority of regions, this is a total falsity. What can we do...well, for one thing we can fight back against the Media with our own MEDIA... by bringing on home  to our potential buyers, engaging them with the facts,  on our websites, blogs and drip email campaigns for starters. As Real Estate Pros it is our responsibility, not only to our clients but to ourselves to give as much exposure to a property as possible and within financial reason. But all the exposure one can conjure up will not allay the fear that the media has instilled unless, in some form, we fight back with the truth in words to counteract the medias misguidings. That being the case, I finally broke down and bought my first digital SLR camera.  It is the Canon 400D rebel XTI. I am very excited about it and will be reading all the manuals before diving in.  I used to use a plain old SLR with all the gadgets and some expensive lenses. Then came the digital which lacks in every way to the SLR.  The point and shoot digital cameras just don't take pictures like a SLR. Now with a Digital SLR, the best of both worlds collide in an explosion of excellence, and a decent one takes great pictures in lowlight based on research and seeing actual pictures taken....very exciting for Realtors since alot of pictures are taken inside.  If I weren't so anal I would just have a trained professional photographer take the pics but I do enjoy taking my own...it is a passion, if you will. Has anyone else been using this camera or the older version called the canon 350D XT ? It would be interesting to hear from anyone who has used it and start up a forum on DSLR s and share results and ideas???!!!
